​General Information

• The property is available for short-term rental for the duration agreed upon in the booking confirmation. These terms apply to all guests, including individuals booking and anyone staying at the property during the rental period.

• By making a reservation, the guest agrees to abide by these terms.

• Booking and Payment

Booking Confirmation 

• Your booking is confirmed only after payment of a deposit or full payment (as stated in your booking confirmation).

• Deposit:  A deposit of 30% is required at the time of booking.

• Full Payment:  The remaining balance is due 30 days before the check-in date.

• Bookings Made Within 30 Days of Arrival:  For reservations made within 30 days of the check-in date, full payment is required at the time of booking.

• Accepted Payment Methods:  Debit card, credit card or bank transfer.

• EV Charging:  Payments for EV charging to be made prior to departure.

General

• Guest Responsibility:  We expect to find the property in a clean and tidy state on your departure.  Cost maybe incurred for a late departure and we reserve the right to make an additional charge should extra cleaning be required.  Please remember that we have limited time to prepare the property for the arrival of the next guests and therefore would ask that you kindly leave the property by the agreed time (10am)

• Damage/Breakage:  The guest is responsible for the property during the rental period and must take reasonable care to avoid damage or loss.  Any damage or loss must be reported.  The guest may be charged for repair or replacement of items damaged during their stay.

• No Smoking Policy:  Smoking is not permitted inside the property.

• Pets:  Pets are not allowed.

• Occupancy Limits:  The maximum number of people staying at the property is limited to the number of guests agreed at the time of booking.

Cancellation by the Guest

• If you need to cancel your booking more than 4 weeks prior to the arrival date, we will retain your deposit unless we are able to re-let the property on the same terms.

• No refund will be made if you cancel within 7 days of your arrival date.

• If you cancel your booking after you have made full payment (but sooner than the 7 days above)  we will refund 50% of the total value of your booking, unless we are able to re-let the property on the same terms, in which case we will refund the whole value of your booking less £50.00 administration charge.

• Force Majeure:  No refunds for cancellations due to unforeseen events (like natural disasters, pandemics, etc) unless stated otherwise.

Insurance

• We strongly advise you take out comprehensive travel insurance to cover cancellation costs and your stay in the property.  If you choose not to then you accept responsibility for any loss or damage that you may incur.

Conduct

• Noise:  No excessive noise or parties are permitted.  Guests must respect the peace and quiet of the neighbourhood.

• Behaviour:  The property owner reserves the right to terminate the booking if the guest or any member of their party engages in illegal activity or disruptive behaviour.

Liability     

1. The property owner is not responsible for any injury, loss or damage to the guest or their property unless caused by the property owner’s negligence.

2. The guest assumes responsibility for their own safety and the safety of their group.

Complaints and Issues

• Any issues with the property should be reported immediately to the property owner.  The owner will make reasonable efforts to resolve any problems during the rental period.

• Refunds or compensation are not provided for complaints made after the guest’s departure unless the complaint relates to a serious issue that was not addressed.

 

Changes to the Booking

• The property owner reserves the right to make reasonable changes to the terms and conditions or the property’s availability if necessary, with prior notice to the guest.

 

Governing Law

• These terms and conditions are governed by the laws of England and Wales.  Any disputes will be subject to the jurisdiction of the courts in the location where the property is situated.
